Granby’s Nuche Village affordable housing development to begin construction in April

Nuche Village, an affordable housing development in Granby, has received the green light from the Granby Board of Trustees to begin construction.
On March 25, the board approved the Final Subdivision Plat and Final Development Plan for Nuche Village Filing No. 1. The housing development is designed to provide a mix of options that meet the needs of the local workforce and community members.
With the approval, construction can begin as soon as this month on Phase 1 of the development, located in Granby east of U.S. Highway 40 and north of the Flying Heels Arena. Phase 1 includes 30 one-bedroom apartments, 30 two-bed apartments and 15 three-bedroom apartments for rent in addition to 21 townhomes, four duplexes and four single-family homes available for purchase.
Granby Mayor Josh Hardy said the board and town staff have invested significant time and resources to try to address the housing problem in Grand County by working on Nuche Village. He said this work will “empower local families, strengthen the workforce and foster a brighter future for our community.”
Assistant Town Manager Nicole Schafer also unveiled new marketing materials for Nuche Village, including a tagline.
“The tagline ‘Rooted in Granby, Built for the Community’ truly speaks to what we envision with Nuche Village. Whether you’re a teacher, a nurse, firefighter or small-business owner, we’re working to make it possible for you to put down roots in a community you are proud to live in,” Schafer said.
At full build-out, Nuche Village will have 120 apartments, 56 townhomes, 26 duplexes and 26 single-family homes for a total of 228 units to rent or own. All homes will remain deed-restricted to ensure they remain affordable, according to the town.
Rental apartments will be priced at 80%-120% of area median income. Area median income for a single person in Grand County ranges from $57,500 at 80% to $86,200 at 120%. The for-sale units will be priced at 120% for townhomes, 130% for duplexes and 140% for single-family homes. Area median income for a family of four in Grand County is $123,100 at 120%.
The application process for purchase and lease will begin in June, followed by a housing lottery. Qualified residents are expected to begin moving in late summer.
In order to qualify to rent or buy in Nuche Village, applicants must work a minimum of 32 hours a week for a Grand County employer or, if retired, have worked for five years for a local employer. Applicants must also meet income and asset requirements and use their Nuche Village home as a primary residence.
The project has received support from partners including the Fraser River Valley Housing Partnership, the Grand Foundation, Colorado Division of Housing Department of Local Affairs, Proposition 123 State Affordable Housing Fund, Governor’s Office of Economic Development and International Trade, and the Colorado Housing and Finance Authority.
Nuche Village’s 75 for-rent units will be the first Colorado Middle-Income Housing Authority development in the state, according to the town.
